Retail vs Wholesale Property Buying: Why LUX Created a Wholesale Option for Investors

LUX Property Group created its wholesale buying model in Bali to give investment-minded clients access to properties at substantially reduced prices.

Wholesale buyers purchase properties off the plan and generally pay the purchase price upfront. In exchange for committing their funds earlier and waiting for construction to be completed, they may receive a significant discount compared with the eventual retail price.

For example, a villa expected to retail for AUD $299,000 might be offered to a wholesale buyer for AUD $199,000—or, in some cases, even less.

Experienced investors often understand that profit can be made at the time of purchase. Buying well below the expected retail value provides the potential for immediate embedded equity and future capital growth.

The benefits of buying wholesale

The principal benefit is the substantial price reduction. Wholesale buyers may secure a property for tens of thousands—or potentially more than AUD $100,000—below its completed retail price.

They may also benefit from increases in land and property values during the construction period. In a rising market, the longer development takes, the more time the property may have to appreciate before completion.

Of course, capital growth is never guaranteed. However, patient investors generally take a longer-term view. They recognise that time can be one of the most powerful contributors to wealth creation, particularly when they have purchased an asset at a heavily discounted price.

The trade-off is that wholesale buyers must wait for their property to be built.

Construction delays are possible, particularly in countries such as Indonesia, where developments can encounter permitting requirements, infrastructure works, weather conditions, material delays, labour availability and other practical obstacles.

For this reason, wholesale buying is generally best suited to patient investors who prioritise the potential overall profit rather than immediate occupancy or rental income.

Retail buying offers a different set of benefits.

A completed retail property may already be furnished, rent-ready and available for immediate occupation. The buyer can begin earning rental income—or move into the property—without waiting for construction.

The trade-off is price.

Using the same example, a buyer might pay AUD $299,000 for a completed villa that an earlier wholesale investor was able to purchase for AUD $199,000 or less.

The retail buyer pays more in exchange for greater certainty, immediate use and the ability to generate income straight away.

When LUX Property Group’s founder first purchased property in Bali, he chose a completed property because he did not want to wait. After calculating the potential rental income that could be lost during construction, paying a higher price for an immediately available property made sense.

However, when investing with a longer-term focus, his preference is to buy wholesale wherever possible.
