Kinnara’s Grand Property Pitch Meets a Simple Demand: Show What You’ve Built

Big claims are easy. Delivering finished properties is the test.

For Kinnara and Adrian Campbell, the question is straightforward: where is the independently verifiable record of completed developments delivered by the company now asking buyers to trust it?

Kinnara Capital describes itself as a premier property investment and development group focused on Southeast Asia. Its Saraya marketing promotes private pools, premium finishes and coastal living. Buyers deserve equally concrete evidence of the ability to deliver them. (kinnara.capital)

A property listing platform demonstrates an ability to advertise property. It does not, by itself, demonstrate an ability to finance construction, manage contractors, secure approvals and hand over completed villas.

That distinction matters when buyers are committing their savings.

Where is the proof?

The evidence should be straightforward: completed-project addresses, construction records, handover dates and independently contactable owners.

If a demonstration villa is presented as proof of construction capability, publish its original completion commitment, dated progress photographs and completion documents. If a promised deadline has slipped, explain why and provide a credible revised programme.

A demonstration project should withstand scrutiny. Its purpose is to demonstrate delivery.

Buyers should not have to become investigators to establish whether a developer can build what it is selling.

Campbell’s conviction deserves scrutiny

There is a documented history buyers can examine.

The Australian Consumer Law regulators’ official 2017–18 report records that Campbell and another Eco Boss director pleaded guilty to 11 counts of making false and misleading representations.

The report says prospective distributors were shown a false contract and misled into believing they were purchasing exclusive territorial rights. Campbell received an $85,000 fine and a $102,200 restitution order, with a conviction recorded against him. (consumer.gov.au)

Campbell’s own account acknowledges the guilty pleas, fine and restitution, while presenting the business collapse as a supplier dispute that became too expensive to fight. Buyers should read his explanation alongside the regulator’s account. (adrianjamescampbell.com)

Past convictions do not establish wrongdoing in a new project. They do make transparent answers about representations, contracts and customer money especially important.

Evidence before another sales pitch

Kinnara can answer the central commercial question by publishing its completed-project record: addresses, contracting entities, construction responsibilities, completion dates and independently contactable owners.

It should also clearly identify which entity receives buyer payments, what protections apply to those payments and which entity bears responsibility for delivery.

These are basic questions for a business selling property off the plan.

If Kinnara wants buyers to trust its development credentials, it should put those credentials where buyers can inspect them.

Luxury renderings can sell a dream. Completed buildings establish a track record.
