Building Indonesia’s Next Generation of Master-Planned Cities.

Indonesia has embarked on one of the most ambitious nation-building projects of the 21st century with the development of Nusantara (IKN), its new capital city.

Having recently visited Nusantara and produced a special Australian National Review report that received widespread coverage across Indonesian media, I left convinced that Indonesia’s vision should extend beyond one new city.

“Indonesia should consider developing at least six world-class master-planned cities over the coming decades,” said Jamie McIntyre on Thursday (9/7/2026)

The relocation of the capital demonstrates Indonesia’s willingness to think long term. The same strategic thinking can help accommodate future population growth, attract international investment, strengthen regional economies, and improve quality of life for millions of Indonesians.

Bali’s Success Creates New Challenges

Bali remains one of the world’s most desirable tourism destinations.

However, Bali’s success also highlights an important reality.

The island has finite land, strict planning controls and height restrictions that preserve its cultural heritage and natural beauty. These protections should remain in place, but they also mean Bali cannot indefinitely absorb growing demand from tourists, investors and new residents.

Traffic congestion, infrastructure pressure and increasing land values are natural consequences of sustained growth within a geographically limited island.

A National Network of Modern Cities

Indonesia is home to approximately 280 million people.
Greater Jakarta, with approximately 41.9 million residents, is among the largest metropolitan areas in the world.

As Indonesia continues its remarkable economic rise, the nation will require additional centres for commerce, tourism, education, healthcare, technology and manufacturing.

LUX Property Group believes Indonesia could benefit from developing at least four additional master-planned cities alongside Nusantara and our proposed Nesara Bay City development in South Lombok.

Each city could ultimately support between 1.5 and 2 million residents while serving as a regional economic hub.

Potential strategic locations would be selected in partnership with national and regional governments, considering transport connectivity, environmental sustainability, economic opportunities and regional development priorities.

These cities should be designed from the beginning around world-class urban planning principles, including:

* Wide boulevards and efficient transport systems.
* Large public parks and green spaces.
* Walkable town centres.
* Smart city technology.
* Renewable energy integration.
* Water recycling and sustainable environmental management.
* International schools and universities.
* Advanced healthcare precincts.
* Convention and exhibition centres.
* Tourism and hospitality districts.
* Mixed residential communities.
* Innovation and technology parks.
* Modern sporting and entertainment facilities.

By planning these cities before significant urban expansion occurs, Indonesia can avoid many of the infrastructure and congestion challenges experienced by older metropolitan areas around the world.
